Choosing the Right Floor Plan

Building a new home can be exciting but selecting which floor plan is right for you and your family can be daunting. The choices you make will affect how you go about your day-to-day routine. If you’re trying to decide on a floor plan, check out these tips.
Effective Use of Space
One of the most important aspects of selecting a floor plan is to ensure you’re using space efficiently. You probably have a number in mind for the size of your home. A well-designed floor plan will help you make the most out of each square foot.
To use space efficiently, you’ll want to consider how the different areas of your home will flow together. Picture yourself walking through the different rooms. Will it be easy to go from the front door to the kitchen while carrying groceries? Are the bedrooms in a private area, away from the noise of the rest of the house? Is the dining area a convenient distance from the kitchen?
Another important step in the design process is to decide how many stories you want in your home. Some people prefer a single-level ranch home because it feels less divided than a two-story home. A two-story home, however, can offer more living space if you’re building on a small piece of land.
Consider the Flow
Think about how the rooms will connect with one another. Floor plans with an open concept are very popular in home design because they can feel more spacious. With no walls between the kitchen, living room, and dining area, it can also be easier to socialize. Consider how you will use the main living space to help determine what’s right for you. Do you want the kitchen to be the focal point of your home or the living room?
The placement of functional spaces, like laundry rooms and mudrooms, can be equally as important as the placement of the main living areas. If you have a large family, clutter can be a problem, so you may want to choose a design for these areas that allow for lots of storage. How many cabinets and shelves will you need? Where will they fit into the space?
Tailor it to Your Lifestyle
Consider your unique needs. You may see floor plans you otherwise like, but they have rooms you don’t necessarily need, like a formal dining room or an extra living room. You can always change the purpose of these rooms, so they fit your lifestyle. An extra space could become a home office, game room, art studio, or playroom. These rooms could also double as a guest bedroom, serving a dual purpose in your space.
There will be many options to consider when choosing your floor plan. Keep your priorities in mind, and don’t be afraid to ask your builder lots of questions.
